    Preparing Your Home For Sale

    The very first thing you need to do is to try and see your home with the eyes of a potential viewer.

    A helpful exercise for this is to get a camera or camcorder, make a video of the road and the entrance to your property then go round each room.

    This will help as you will not be focusing on your personal items.

    The key to a property is ' Location, Location, Location'

    You can alter a house but you cannot change the location of that property.

    Know your potential market, when you have an idea of who may be interested in buying your house it is easier to imagine what requirements they may have in a location and focus on these.

    - Apartments attract Professional and retired couples; they require

    - Public transport

    - Shops

    - Restaurants

    - Bars

    - Houses attract families; they require

    - Garden or outdoor space

    - Proximity to schools

    - Shops within driving distance

    - Parks for children to play

    Offer relevant information about the area based on what the buyers' requirements may be.

    Ensure that your property location is shown to its best. Have a critical look at the front of your property, a buyer in general takes about 30 seconds to view an opinion of your property.

    - Exterior - Clean up the outside, make sure it is clean, painted and tidy (if you own an old unreformed property then do not repaint as this can raise a warning flag in the mind of the buyer that you are trying to hide something.)

    - Garden - Gardens should be tidied, remove dead plants, fix paths or fences, new plants if required. Plants in pots will improve the look of your house and also come with you to your new home

    - De-clutter - De-clutter, minimize your home to show off its potential and not how nice your personal belongings are, buyers will compare your belongings to theirs, if they cannot see their belongings fitting in then they will not buy the house

    Think of de-cluttering your home as an exercise in preparation for the move. Pack away things that you have not used in a while. Too many things in a room just confuses the eye, the buyer will not know where to look and therefore leave with their head in a spin and still not seeing the potential of your home.

    - Focal point - Each room needs a focal point, using a natural feature in the room is the best way to do this, if you have a stunning view or a chimney then use these. Otherwise a focal point should be created, a possibility for this is to use a piece of artwork

    - Décor - Stay neutral with your décor, strong colours should be added as accessories

    - Kitchen - The kitchen is the heart of every home, whether you have a big kitchen or a small one the focus for this room is making clever use of the space on offer, clear work surfaces. A buyer does not want to know what washing liquid you use or that you have oil, salt and pepper. They are buying the house not the clutter

    - Define your rooms - Each room must be defined, easily recognized as to their purpose;

    - A living room should not double up as a play room or an office

    - A spare bedroom should not be a storage room

    - Bathrooms should be hygienic and not contain the laundry

    - Repairs - Do any necessary house repairs

    - Investing to sell - Although the thought of investing money in a home you are leaving may seem illogical but as long as you do not spend more than 1% of the asking price, it can be a small price to pay in order to sell your home before the competition
